Our acquisition strategies encompass outright purchases, residential and commercial arbitrage, and co-hosting. Over the past four years, Posh Properties has consistently achieved cap rates above 20% on investments and over 4x returns on arbitrage rentals, maintaining an average lifetime occupancy rate of approximately 79%.

Posh Properties, through its various funds, has substantial funds available for property acquisitions. We acquire properties in cash, without leverage for 90% of our deals. We are serious buyers and currently looking to deploy funds.

Under 35m however, when analysing the property, we must be able to reasonably project revenues of 20% of total purchase price. So 500k property needs to generate revenues, using our STR model, of $100k per year. A 5m property needs to reasonably generate 1m.

We are used to dealing with city, provinces/states and tourism associations but you must make sure that no HOA or Condo Board rules forbid short term rentals. If they do, we cannot go ahead.

Posh Properties is actively seeking to deploy over 1m in rental leases by the end of March 2024 with continuous additions per month afterwards. This is what is referred to as Rental Arbitrage. Rental Arbitrage is when a Landlord leases a property to a management company like us for a fixed rate, long term with yearly increases and provides the management company with permission to sublet the unit on the short term market. We are serious in this endeavour, close fast and well funded.

Commercial: Buildings that can be turned entirely or partially into commercial lodging and office buildings that can have from half a floor up to three floors converted into commercial lodging.
Our budget ranges from $1500 per month up to $25,000 per month in residential and from $10,000 up to $300,000 per month in commercial.
We have the capacity to do renovations, furnishing and decoration. All subject to individual deal and deal structure of course.
In Residential, we need to be able to use the property for Short Term Rentals. We are used to dealing with city, provinces/states and tourism associations but you must make sure that no HOA or Condo Board rules forbid short term rentals. If they do, we cannot go ahead. We handle regulatory compliance.
In Commercial, we need to be able to use the property for tourism usage (hotel, short term rentals) which is usually possible when zoned commercially. We handle regulatory compliance.
